Revealed: The most expensive places to live in Andalucía
Luxury property hotspots dominated by Málaga province, with Estepona and Fuengirola topping the list

Topping the list is Guadalmansa in Estepona, where property prices have soared to €7,876 per square metre. Close behind are El Higuerón in Fuengirola (€7,048/m²) and Nueva Alcántara in Marbella (€6,931/m²).
Other exclusive areas where prices exceed €6,000 per square metre include:
- Marbella: Puerto Banús, Lomas de Marbella, Playa Bajadilla
- Málaga city: La Malagueta, Torre del Río, Pacífico
- Benahavís: La Quinta
Several neighbourhoods fall just below the €6,000/m² mark but still rank among the most expensive in Andalucía, with prices above €5,500/m². These include:
- Benalmádena: Puerta Marina, La Capellanía
- Málaga city: Historic city centre
- Marbella: Nagüeles Alto, Los Naranjos, Cabopino – Artola, Bahía de Marbella, Casco Antiguo, Alto de los Monteros
- Almuñécar: Punta La Mona
Property prices surge across Andalucía
While these areas remain the most expensive, some neighbourhoods have seen astonishing price increases over the past year.
- Elviria (Marbella): +79%
- Cabopino-Artola (Marbella): +45%
- Esperanza-Quemadero (Almería): +55%
- San Francisco Javier (Granada): +44%
- El Paraíso (Benahavís): +39%
- Bel-Air (Estepona): +30%
- Zona Calvario (Estepona): +29%
Some municipalities have also experienced significant growth:
- Viator: +45%
- Lebrija: +35%
- Huétor Vega: +34%
With property prices continuing to rise, it’s clear that demand for Andalusia’s most sought-after locations remains strong. Whether you’re looking to buy, invest, or simply keep an eye on the market, Málaga province continues to lead the way in luxury real estate.
