Mazarrón Council gives green light to process planning for 23 properties on Camposol urbanisation
Building licences application approved to construct first multiple new build property project on Camposol urbanisation for over 15 years
Mazarrón Council has given the green light to process building works licences for the first new build project in Camposol after years of planning suspension.
At the meeting of Mazarrón Council's governing board on November 22 approval was given for the application to proceed for new building licences and planning permission for 23 properties. If successful this would be the first project for multiple new-build properties constructed on Camposol for over 15 years.
After noting this item on the governing board's agenda which concerns a proposal for 23 "tourist properties" located on polígono D25, bordered by Calles Ajedreas, Violetas and Esparraguera, the Camposol Business Association approached the council for more information.
Due to Camposol's principal developer, Justo y Manoli SL (part of Grupo MASA) constructing properties and infrastructure contrary to the plans they themselves submitted, the administrative system became uncontrollable and the obtaining new building licences virtually impossible by the late 2000´s, as the physical urbanisation began to resemble the Plan Parcial (Development Plan) less and less.
This situation culminated on April 19, 2016, when the announcement was published that the issuing of building planning licences had been officially suspended. This was agreed by the regional government and published in their official bulletins. The initial suspension was for 1 year but it was extended as the problems between the existing infrastructure and Plan Parcial continued.
Polígono D25 is already part developed with just over 40 properties and a communal swimming pool completed by 2007, although these where not constructed by Grupo MASA, the polígono falls inside the MASA Plan parcial.
Mazarrón Council confirmed to the Business Association that the application to proceed had indeed been approved, pointing out that as mentioned in the application for building licences the procedure had been "effectively deferred", this may have reference to the previously mentioned licencing suspension. The council also pointed out that the approval of the application for building works licences is valid for 6 months by which time the owner/developer must move forward with the process.
In a recent interview by Murcia Today and Camposol Today with Mazarrón Mayor, Ginés Campillo, the Mayor, also confirmed that the application had been approved and that as a result of the work carried out by the Town Hall on the Plan Parcial the 5-year licencing suspension had finally been lifted, and that future applications could also be considered.
Mazarrón Council are in the process of changing the system in which the unfinished urbanisation is managed and has approved a course of action which will see the council take over as developer of the public infrastructure, residents and homeowners are currently being notified of this procedure.
The D25 polígono was the focus of attention in 2020, although for an erroneous reason when a "For Sale" sign was attached to the fencing surrounding the vacant part of the plot. In the sign the word "Solar" was prominent, which in Spanish planning language means "building plot" or "plot of land". However, this was misconstrued and soon social media was alive with rumours that a solar energy installation was going to be built.
