ARCHIVED - Tighter legislation comes into force in Murcia to control tourist property rentals
Stricter controls and quality guarantees for short-term letting of privately owned homes
After a long time drawing up new legislation regarding the regulation of privately-owned properties in Murcia which are rented out to tourists the regional government finally approved the proposed law on Thursday, thus establishing the requirements which must be met by all housing used for this purpose.
One of the intentions behind this law is to encourage owners to declare rental activity, while at the same time the regulations provide for guarantees of quality in the accommodation provided. At the same time, the category of private homes being rented out is differentiated from “tourist apartments” for the first time, with a separate set of rules governing each.
Among the requirements for properties registered as being rented to short-term visitors are standards establishing that they must be fully equipped, in good condition and completely accessible. The capacity will be established according to the beds in bedrooms (excluding sofa-beds in living-rooms), up to a maximum of 10, and advertising and promotion will be permitted through media and platforms designed for the purpose.
The new decree also includes the renting out of individual rooms, in which case the landlord must be registered on the local padrón as resident in the property where the rental takes place.
