ARCHIVED - House sales up 7.7 per cent in Murcia during second quarter of 2021
Fewer foreigners buying property in Murcia but still an attractive prospect for cheap homes
Property sales rose in the Region of Murcia between April and June, a firm signal of economic recovery. According to data from the Association of Registrars, property sales were up 7.7% in the region in the second financial quarter of 2021, which is above the national average for Spain of 6.2%.
Of the 4,834 property transactions that took place in Murcia in Q2, the vast majority were for used properties but sales of new builds also rose with a quarterly increase of 15.9%. This is one of the highest increases of new properties nationwide, a trend mostly accounted for by an upturn in Spanish buyers as opposed to foreigners.
Even so, expats buying homes in Murcia made up 14.69% of all property purchasers over the period in question, with Brits, Belgians and Scandinavians making up the majority of foreign buyers. While foreign investment in properties in Murcia as a whole decreased slightly in the last quarter, and sales to Brits in particular are down in Spain, it is still the fourth most popular region for foreigners to buy in Spain.
Property prices in Murcia
House prices rose by 3.1% in the second quarter, for a total price per m2 of 1,042 euros. The price of new homes stands at 1,118 euros per m2 and for second-hand properties it’s 1,007 euros per m2.
Despite the increase in property prices, Murcia remains one of the cheapest places to buy a house in Spain in 2021. The overall trend towards increased property purchases in Murcia, and Spain as a whole, is likely to be boosted further by the third lowest level on record for the Euribor mortgage rates in August.
